This website accompanies a research project on “Property Guardians”: individuals who take rooms in otherwise vacant commercial or residential buildings managed by property management firms. Examples of such firms include Ad-Hoc, Camelot, and Global Guardians.
There is evidence to suggest that the standards of these properties, the security of the tenants living within them, and other issues – such as deposit protection – may be particularly problematic. A joint research project between Property Guardians UK, Empty Homes Network, RHEnvironmental and York Law School, which intends to benefit three key groups:
- The primary beneficiaries will be guardians, through better information about their legal rights and better compliance by the property guardian companies, along with the potential for future changes to the law to improve the rights of guardians.
- Local authorities, both through the guide and through on-going information during the life of the project, that would make the enforcement of the law less uncertain and less necessary because of improved compliance by guardian companies.
- Guardian companies, through the guides, who will clearer about how to comply with the law and improve best practice.
